If only hot water is brown, the inside of your water heater tank is rusting – flushing may help, but a rusting tank is near the end of its life. If both hot and cold are discolored, the problem is in your pipes or the city supply. Check with a neighbor: if theirs is brown too, the utility is likely flushing hydrants.
Older Michigan homes with galvanized steel pipes produce brown water after the water has sat overnight. The rust also narrows the pipe and causes low pressure. Repiping with copper or PEX fixes it permanently.
Run the cold water for 15 minutes. If it clears, it was sediment stirred up by pressure changes. If it keeps coming back, schedule a plumbing inspection so we can trace the source and give you options.
